Epoxy flooring is one of the most important subjects to review in the commercial & industrial sector especially in for business in the Dallas/Fort-Worth, Austin, San Antonio and Houston regions. Laboratories, plants, industrial warehouses and other locations exposed to heavy traffic, chemical spills and other contact with external forces must have a durable solution. Most companies act in a reactive response to floor damage, which results in frequent and high maintenance costs combined with effects to daily operations of their respective activities. The best solution for floor coatings is dependant on a multitude of factors, as there isn’t a one size fits all solution.
What are my flooring options?
I’m sure you already guessed epoxy coatings is the most popular solution for floor protection. The advanced durability of industrial epoxy flooring is the preferred choice for owners of industrial properties, garages, laboratories, warehouses and other types of plants (food & beverage).
How does it work?
Epoxy is a thermosetting resin that is applied in a liquid state. It forms as a strong and rigid plastic type barrier when combined with a polyamine hardener. The hardener is essentially the catalyst that will dry the epoxy resin. Once the hardener and epoxy are mixed, the applicator only has a certain amount of time before the product mixed hardens.
Epoxy cures and becomes harder over time till it reaches optimal level (7 days). The curing process produces cross-linked polymer structures with gives its incredible durability and rigidness.
Urethane Floor Coatings
Polyurethane or Urethane coatings are another common type of floor coatings essential for industrial floor applications. Contrary to common belief, Urethane coatings should not be directly applied to existing concrete floors. However, is most effective as a topcoat sealer over Epoxy coatings. The Urethane film over epoxy coatings creates a softer barrier that will give the floor heat and moisture resistant properties, ideal for the food and beverage sector. Urethane coatings is also an excellent barrier against chemical spills, ideal for laboratories and other manufacturing production floors.
How does it work?
A Urethane coating is extremely flexible, abrasion resistant and provides a high gloss finish. Similar to Epoxy coatings, it is a two part system that when combined requires a curing time. The pot life and re-coat period makes it a preferred choice by contractors and property owners.
Epoxy Flooring Frequently Asked Questions:
What are the benefits of Epoxy Flooring?
When the epoxy is applied to concrete it effectively seals it. This eliminates much of concretes downsides, such as it being porous. Epoxy flooring can work for almost any situation compared to other flooring methods. Epoxy flooring is durable, is cost-effective, is chemical resistant, and easy to clean.
How do I maintain my epoxy flooring?
The nice things about an epoxy floor is that it is easy to clean and maintain. You can use a soft bristle broom or a commercial dust mop to clean your epoxy floor. For a very dirty surface, you can sweep away any loose debris and then use a wet mop with clear ammonia and hot water.
How long will an epoxy floor last?
Epoxy floors can last up to 10 years if the flooring is maintained sufficiently. However, if it is located in a high traffic area, the lifespan of the epoxy flooring could be much shorter.
Is there any preparation beforehand?
Yes, there is, the concrete must be prepared before we start pouring on the epoxy resins. We also check to make sure that the concrete floor is clean, as any stain will show through the epoxy flooring. Additionally, we repair any cracks in the concrete as well, before we start. After all this is done we get started with the epoxy floor installation.
How long does the epoxy floor installation take?
The size of the space is a big deal in deciding how long the project could take. Additionally, depending on which type of epoxy flooring you chose, it could be longer or shorter. On an average sized room, it could take 2-3 days.
Do I need to wait after the installation has been completed?
Yes, waiting for 2 days before the space is used is advised after we install the flooring.
